BACKGROUND
The proposed development is going through Streamlined Design Review under Record numbers 3027259-EG and 6668658-CN.
The site was granted Relief on Steep Slope Development by the SDCI Geotechnical Engineer on December 2, 2019 under Record number 6760245-EX:
SMC 25.09.090 B. Relief from Prohibition on Development in Steep Slope Critical Area
Environmentally Critical Areas Review is required. The site contains a Steep Slope Critical Area. The Steep Slope Area is mostly located within the public right-of-way. Because the area was made steep by past legal grading activity, the project qualifies for Relief from the Prohibition on Development in the Steep Slope Critical Area as described in SMC 25.09.090 B2b. No Environmentally Critical Areas Steep Slope Variance is required, and development may occur within the Steep Slope Area. No buffer area will be established from the top and bottom of the Steep Slope Area. Except as described herein, the remaining critical areas requirements apply.
Historic Preservation
The existing structure on site is more than 50 years old. This structure was reviewed for potential to meet historic landmark status. The Department of Neighborhoods reviewed the proposal for compliance with the Landmarks Preservation requirements of SMC 25.12 and indicated the 73-year-old structure on site are unlikely to qualify for historic landmark status (Landmarks Preservation Board letters, reference number LPB 176/19). Per the Overview policies in SMC 25.05.665.D, the existing City Codes and regulations to mitigate impacts to historic resources are presumed to be sufficient, and no further conditioning is warranted per SMC 25.05.675.H.
