Active construction is currently underway at Glassyard Commons following its official groundbreaking on September 10, 2026. Located on a 3.9-acre Washington State Department of Transportation (WSDOT) parcel at 7200 2nd Ave SW in Highland Park/Southeast West Seattle, the $3.3 million site remains on schedule to open in mid-November 2026.
The project is being developed and operated by the Low Income Housing Institute (LIHI) to provide up to 72 RV safe-parking spaces and 20 tiny homes, serving approximately 140 individuals.
On-site civil construction machinery is actively preparing the ground, laying paving, and setting up core utility line connections for water, power, and sewer access. Workers are also installing surface pads along with hygiene and restroom facilities. LIHI is directly managing this infrastructure development in coordination with WSDOT and the Seattle Human Services Department (HSD).

To supply the housing units, LIHI is partnering with Sound Foundations NW, a local non-profit organization building the 20 pre-built tiny home structures for the site.

In tandem with physical site preparations, City outreach workers are actively engaging with vehicle residents across Seattle to assist with their transition into the lot. The program is structured to provide shelter, hygiene access, and casework support while helping clear surrendered, dilapidated RVs from public streets. This opening is timed to coincide with broader Seattle City Council legislative efforts addressing vehicle residency and unpermitted street parking.
