Outdoor apparel and technical gear manufacturer Outdoor Research (OR) is packing up its historic footprint in Seattle's SoDo (South of Downtown) district and moving its corporate headquarters to a modern collaborative space in West Seattle. The transition, targeted for completion in late summer 2026, represents a physical pivot for the veteran outdoor brand.
Accelerating the Move
The decision to relocate from the long-standing SoDo building at 2203 1st Avenue South was accelerated following a recent facility assessment of the property. Outdoor Research leadership opted to hasten the move-in timeline to prioritize the immediate working environment, safety, and operational needs of its employees.
The brand has secured a 7,916-square-foot office space on the second floor of the Denali building, located at 1315 Harbor Ave SW in West Seattle. The waterfront location sits directly across the street from the Don Armeni Boat Ramp. Early corporate operations are already underway in the new space, and public records indicate ongoing tenant improvements under electrical permitting active in the brand's name.
According to the company, the new West Seattle facility offers improved infrastructure for its workforce and provides a workplace location that is deeply connected to the Pacific Northwest outdoor lifestyle.
A Heritage Connection
The choice of the Denali building carries a subtle, meaningful nod to Outdoor Research’s historical origins. The company was founded in 1981 by nuclear physicist and mountaineer Ron Gregg. Gregg was inspired to start the company after his climbing partner suffered severe frostbite on Alaska's Denali due to a failed gaiter design. This led to Gregg’s development of the X-Gaiter, the brand's inaugural product.
Retail Strategy and Flagship Relocation
While corporate staff transition to the West Seattle offices, the brand's flagship retail store—which previously occupied the ground floor of the SoDo building—has temporarily closed in preparation for its own relocation.
Outdoor Research does not plan to open a retail storefront at its West Seattle headquarters. Instead, the brand is actively scouting high-visibility, central locations within the Seattle city center to establish a new flagship retail home. In the interim, local customers are being directed to the brand's e-commerce store and its active regional outlet locations in Des Moines (which offers buy-online-pick-up-in-store services) and Bellingham, Washington.

The relocation brings a significant anchor employer to West Seattle's Harbor Avenue.
